The Residences at Main Vail is located at 129 North Frontage Road West, near the Vail I-70 interchange (exit 176). The project consists of 72 rental apartments that are 100% deed restricted for resident housing. The development includes storage lockers, bike storage, bike cleaning passive recreation areas, and infrastructure for electric car charging stations.

The development plan for the project was approved by the Planning and Environmental Commission (PEC) in May of 2021 and subsequently received final design approval from the Design Review Bard (DRB) in August of that year. The site is currently under construction with an anticipated completion time for the winter season of 2023.

Battle Mountain LLC, represented by Braun Associates, Inc., is proposing a six-story multi-family residential project consisting of the following components:

• Nine (9) residential condominiums ranging in size from 2,265 square feet to 3,810 square feet totaling 24,590 square feet of GRFA
• Three (3) on-site Type VII-IZ Employee Housing Units totaling 2,984 square feet, an increase of 525 square feet over the requirement.
• A first floor lobby and common area including sitting areas, a fitness center, owner's storage and a small office for building management and short-term rental management.
• A three (3) story underground automated parking system capable of providing up to 93 automobile parking spaces.
• Associated site improvements and landscaping including pedestrian related improvements to the alley, including snow-melt.

Legacy at Vail Square, represented by Oz Architecture, is requesting approval of a six-story multi-family residential project consisting of the following components:

• Twenty (20) residential condominiums ranging in size from 2,600 square feet to 11,040 square feet totaling 36,698 square feet of GRFA
• One (1) on-site Employee Housing Unit (EHU) totaling 1,390 square feet, and one (1) off-site EHU totaling 1,228 square feet.
• A two-story floor lobby and common area including a sitting area, owner's ski storage, restrooms and a small office for building management.
• A roof-top amenity deck including seating area and gathering spaces and a hot-tub.
• A three (3) story underground parking garage capable of providing up to 121 automobile parking spaces.
• Associated site improvements and landscaping including pedestrian related improvements to the alley, including snow-melt.

 Construction is anticipated to commence in April of 2023.

Based on input from the Planning and Environmental Commission and adjacent property owners to reduce bulk and mass, the applicant revised the proposal. Previously proposed at 135 dwelling units, the plan now includes 109 dwelling units, a reduction of 26 dwelling units. The previous plan included 128 attached accommodation units, now decreased to a minimum of 100. This remains an increase over the current 128 accommodation units and 19 dwelling units within the current Evergreen Lodge.  The Evergreen will meet the entire EHU requirement on-site, with 20 employee housing units equating to 14,035 sq. ft. These on-site EHUs are designed as a mix of 1- and 2- bedroom units. Because the requirement is based on total square footage, if market conditions for EHUs change, some units can be converted to 3- or 4- bedroom units, based on need

The Evergreen Project was approved by the Planning and Environmental Commission on November 14, 2022.

Review by the Town of Vail's Design Review Board is anticipated to begin in late spring of 2023.

This application (DRB19-0652.001) was a “change to approved plans” application to make minor modifications to the project that included ADA access, DRB requested changes, and grading and landscaping modifications.
